Key Market Points for January
We saw a 15% increase in our January instructions, compared to the same period last year – indeed, January 2023 has been one of our busiest starts to the year.
On the back of this, the healthy increase in people looking to sell has also resulted in higher-than-average levels of enquiries from buyers. Clearly this number of motivated people looking to move points to a busy spring in the local property market.
As a Company we carried out almost 1,400 viewings in January alone which is a much higher-than-average figure and bodes well for property market activity in the coming months.
As we’ve seen time and again since we introduced our state-of-the-art HDR cameras, the virtual tours we create are a highly effective way of showcasing a vendor’s property, generating more interest from potential buyers and helping to achieve the best possible price.
In fact, good property marketing is proving essential, now that we're in more of a buyers' market.
We also had 24,200 visitors to our website in January, a statistic we're particularly proud of. The majority of views were people looking at the properties we’ve got for sale.
Whilst we’re still seeing some homes sell very quickly – before they even go live on the internet - we’re also seeing the need for homes to be realistically priced and made as attractive as possible prior to going on the market.
With more properties now available, vendors must compete for a bit more than they have in the last couple of years to ensure their home stands out.
In summary, we've been pleasantly surprised by how busy the market has been since Christmas, with business levels already higher than average for this time of year.
