AML Regulations
Should your offer be accepted, then in line with AML Regulations we are duty-bound to carry out due diligence on all parties involved in the purchase to confirm their identity. Therefore, we will require hard copies of proof of identity and proof of residency (dated within the last 3 months) or alternatively, we can carry out an electronic verification. This system allows us to verify you from basic details using electronic data. However, it is not a credit check of any kind and so will have no effect on you or your credit history. In the event of your offer being accepted, you therefore understand that we will undertake a search with Experian for the purposes of verifying your identity. To do so, Experian may check the details you supply against any particulars on any database (public or otherwise) to which they have access. They may also use your details in the future to assist other companies for verification purposes. A record of the search will be retained.
Residential Lettings

Each applicant over the age of 18 will be required to provide photographic proof of ID and proof of residency dated within the last 3 months, such as a utility bill or a bank statement. If satisfactory references are not obtained or you withdraw your application, any financial loss to The Property Centre or Landlord will be deducted from your holding fee. If the Landlord does not proceed with your application due to adverse credit not being disclosed, your full holding fee will not be refunded.
