Act now to ensure your Investment Properties Comply with the Amended Carbon Monoxide legislation
With the amended Smoke and Carbon Monoxide Alarm Regulations coming into force on 1st October 2022, now is the time to ensure your rental property is prepared for the change.
Alarm stocks across the country are reported to be low and combined with busy installer diaries, this means it could take longer to fit the necessary alarms in your Buy-To-Let property than you think.

What is the new legislation and how does it affect landlords?
The amended regulations will apply to all landlords, including social landlords, and all properties rented under a tenancy will have to comply fully from that date.
In summary:
- From 1st October, all rental properties must have a working Carbon Monoxide alarm fitted in any room that contains a solid fuel, oil or gas appliance i.e. a boiler, wood/coal/gas fire or oil/solid fuel stove (gas cookers and hobs are excluded from the amended regulation). However, if a gas range stove also performs a heating or hot water function, it would be advisable to install a Carbon Monoxide alarm in this room too.
- From 1st October, both Smoke and Carbon Monoxide alarms must not only be checked on the first day of a new tenancy, but also be repaired or replaced if the landlord is notified of a fault at any point during the tenancy. This will apply to all tenancies, not just new tenancies from 1st October.
- A working smoke alarm should also be present on each storey of a property where there is a room used wholly or partly as living accommodation (including bathrooms and WCs).
