How many homes like yours have they sold in your area recently?

It is always advisable to choose an estate agent who actually sells property like yours in your area. Ask them to show you what they have recently sold and how long it took. We have a huge database of potential buyers and match properties to likely buyers as soon as we are instructed. Prime examples are houses we sold recently in Churchdown, Linden and Abbeymead. How large is their team and how experienced are they?

A single person might be a great agent, but realistically there’s only so much work any one person can do, no matter how good they are. At The Property Centre we have dedicated valuers and considerable experience in every one of our branches. Small teams will struggle to fit viewings in their diaries, and if a potential viewer can’t see your home when they want, there’s a strong possibility they’ll view something else and you’ll miss out. There’s often a big difference between agents’ packages and what’s included. Which portals do they use and can they offer you prime position at the top of the search results page? We’re on all the major portals – Rightmove, Zoopla, Prime Location and OnTheMarket and provide Featured Property positions and Premium Listings at no extra cost. What’s their website like? Is it responsive like ours? How good is their property photography? Do they offer video tours and are these additional costs? All our valuers are professionally trained property photographers and we create a video tour of your home, all at no extra cost. These are a great way for potential buyers to view your home before coming to see it in person, especially helpful now. Do the other agents use social media and to what extent? We have 1,000s of followers and lead the way locally as a forward-thinking agency in the way we use Facebook, Instagram and Twitter. Our property videos attract thousands of views and are another great way for people to see your home.

A good agent should understand your home and which features would attract potential buyers. We share our years of experience with our vendors, giving home-staging advice to ensure your home not only goes onto the market looking as good as it can, but is as appealing as possible to those looking to buy. Ultimately, we make sure we know your home. Buyers don’t react well to being shown around a home by someone who clearly doesn’t know the property and can’t answer their questions.
